Derby Club Rezone Receives Final Approval

An ordinance to rezone property on Coffeen Avenue was an item of consideration at Monday night’s Sheridan City Council business meeting. Sheridan Media’s Ron Richter has the details.

Ordinance 2296, the Derby Club rezone is a request to rezone 1.78 acres of property located at 1140 Coffeen Avenue from B-1 Business District to M-1 Industrial District. Under B-1 zoning,  pari-mutuel wagering is not allowed. In the fall of 2024, City Staff discovered the zoning violation and requested that the zoning issue be resolved prior to the 2026 liquor license renewal period. City Planner Kelly Schroeder.

Following Schroeder’s presentation, the City Council unanimously voted in favor of approving the third and final reading of the ordinance to rezone the property at 1140 Coffeen Avenue. We’ll have more from the Council meeting in future stories.
