A request to rezone property at 1140 Coffeen Avenue in Sheridan was an item of consideration at Tuesday night’s Sheridan City Council business meeting. The applicant is requesting to rezone 1.78 acres from B-1 Business District to M-1 Industrial District to allow the property’s existing tenant, Derby Club, to conduct pari-mutuel wagering on the property, which is not currently allowed in the B-1 zone district. City Planner Kelly Schroeder.
Schroeder said the City’s Future Land Use Map indicates that the area is appropriate for commercial use and a rezone of the property to M-1 would allow for a wider variety of commercial uses in the area that are compatible with surrounding zoning and land uses. Following a public hearing on the rezone request, the City Council approved the ordinance on first reading.
