Derby Club Rezone

Ordinance 2296, the Derby Club rezone is a request to rezone 1.78 acres of property located at 1140 Coffeen Avenue from B-1 Business District to M-1 Industrial District. Under B-1 zoning,  pari-mutuel wagering is not allowed. City Planner Kelly Schroeder said that in the fall of 2024, City Staff discovered the zoning violation and requested that the zoning issue be resolved prior to the 2026 liquor license renewal period.

Schroeder said the City’s Future Land Use Map indicates that this area is appropriate for commercial use, as many of the properties in the area are zoned M-1 Industrial but are commercial in nature. A rezone of the subject property to M-1 would allow for a wider variety of commercial uses in the area that are compatible with surrounding zoning and land uses.
